Seasonal Site Specifics

NOTE: These specific rules & regulations are in addition to all of the general terms and conditions HERE.

Site Set-up: The Licensee is solely responsible for the setup, placement, and any adjustments of their camping unit or recreational vehicle on the designated Vacation Property site. Roots RV Resort and its staff do not assist with moving, setting up, or adjusting trailers or any camping units and disclaim any responsibility for damages or issues arising from such activities.

If the Licensee requires professional assistance with moving or adjusting their trailer, management can provide contact information for preferred vendors who offer these services at the Licensee’s own expense. Any arrangements and costs for such services are strictly between the Licensee and the vendor, and the Resort is not liable for the quality, safety, or outcomes of the work performed.

Occupancy: Maximum occupancy is 6 guests per site. Registration of a Vacation Property is for one family only. In the event there is a multi-family ownership of the Camping Unit, with management approval, there can be 2 registered families that are able to alternate use of the Vacation Property. This License is based on a single family utilizing the Vacation Property at one time. Maximum 1-2 adults, registered on one Vacation Property, and up to four of their children. Only one (1) Camping unit is permitted per Vacation Property (no tents, extra camping vehicles). Overnight visitors must sleep in your trailer - no tents allowed.

Visitors: Site occupancy is a maximum of 6 people, including all family members and visitors. Only one (1)  Camping unit is permitted per Vacation Property (no tents, extra camping vehicles). Any use of tents is not permitted at any time on seasonal sites. Overnight visitors must sleep in your trailer - no tents allowed. Registration of a Vacation Property is for one family only. Visitors are required to register prior to park entry. The Licensee is responsible for the safety, good conduct and damage or loss of park property by themselves, their children, and guests and/or Visitor(s) and are also responsible to inform their family and guests of the park rules. 

Roots RV and/or Park Manager reserves the right to limit the number of Visitors allowed per site.  Management reserves the right to temporarily or permanently revoke a licensee's visitor privileges if there is a breach of conduct. 

Hydro: Hydro charges at our resorts may be billed either as a flat rate or based on actual usage. Where applicable, hydro usage will be charged according to the rates set by the local utility provider, plus applicable HST and an administration fee. Alternatively, a flat rate may apply depending on your property or specific site. You are fully responsible for the hydro consumption recorded on your meter (if your site has one). There are no exceptions.

Sewage System: In addition to the general rules and regulations, all connections to the system must be made using mechanical coupling for solid ABS or PVC pipe (Available from trailer dealers, hardware stores, and Canadian Tire). Please inspect your sewer connections for leakage or foul odour on a regular basis to avoid complications. 

The park will not be responsible for any back-ups into your trailer, however caused. If your trailer toilet is equipped with a holding tank (which everyone should have), you must keep your valve closed and it’s suggested to proceed as follows:

  • Start off by using the facilities twice and then add a scoop of a certified Biodegradable product. When you go home keep your tank closed.

  • After about a week or when your holding tank is full, empty your tank and flush it with water.

  • Close your tank and start the procedure again.

Some sites have direct access to the septic system, while others require pump-out services upon request. Pump-out services may incur additional fees depending on your site and usage.

You are responsible for the proper use and maintenance of the septic facilities associated with your site. Any costs related to septic pump-outs or repairs caused by misuse will be charged to you.

Water Use: The Licensee is responsible for complying with all water restrictions set by the local municipality as well as any site-specific rules. To help conserve water and maintain healthy grounds, the following apply: no watering of lawns on weekends. Garden/lawn watering is permitted on weekdays only, between 5:00–7:00 a.m. or 10:00 p.m.–midnight, for a maximum of 20 minutes at a time. 

Watering outside these hours not only wastes water due to evaporation but can also burn the grass in hot sunlight. Sprinklers are not permitted at any time. Please use water responsibly—limit waste and avoid letting hoses run unattended.

Household washing machines are not permitted (some exceptions may apply). 

Washing/Cleaning of Trailers: Washing of trailers or vehicles must be done in accordance with Resort rules and water conservation efforts. Please check with management for the specific seasonal trailer-washing schedule before beginning any cleaning. All washing should be done using minimal water, and hoses must be equipped with a shut-off nozzle to prevent waste.

Lawn / Site Care: The Licensee must keep the Vacation Property clean, orderly and with acceptably maintained including lawn and grounds. Untidy lots will be addressed at the expense of the Licensee. The Licensee agrees that Roots RV, its managers, and staff shall have access to sites for the purposes of park maintenance, operations, servicing, repairs, development and supervision as required. 

Seasonal Licensees are to keep sites neat and tidy at all times. If lack of maintenance becomes a consistent problem, additional fees may apply at the discretion of management. Management reserves the right not to renew the License based on Vacation Property upkeep. The park will not be responsible for any damage done to flowers, lawn or Vacation Property as a result of work or repairs done by their staff.

Unsightly building materials, skids, furniture, motor vehicles or parts shall not be stored on Vacation Property.

Storage: Small sheds are permitted on the Vacation Property, provided that the written approval of Roots RV is obtained. Proper installation is required. Fees may apply based on size. Sheds must conform to municipal bylaws. Only 1 shed per site (if space permits). Additional storage units, including but not limited to deck boxes, bench storage, and wood storage, may be allowed in addition to 1 shed but must be approved in writing by Roots RV, or its representatives. Chipboard is not permitted and all sheds are to be maintained in good condition. No additional fridges or freezers are allowed outside of those that are part of the trailer.

Specialized Unit Storage: Where applicable, there may be designated areas for specialized storage at an additional fee. If available, any watercraft, specialized unit, or utility trailer must be stored in the appropriate location. No storage of unlicensed vehicles, including but not limited to ATVs, boats, or utility trailers on the Vacation Property. 


During the off-season, if full fees have been paid by October 1st and proof of insurance is provided, the site can be used for boat or utility trailer storage; however, storage of boat/utility trailers must be removed by opening weekend.

Exterior Changes: Site changes including but not limited to patio, concrete, wood, etc. or removal of such must be approved in writing by Roots RV, or its representatives. Trees, shrubs, patio stones, etc. placed on your Vacation Property become the property of Roots RV and shall not be removed by anyone other than Roots RV, or its representatives. Storage of items or collection of miscellaneous articles on the Vacation Property, which detracts from the appearance, will not be tolerated. 

Clotheslines are not permitted. All fencing, including pet fences, must be approved by Roots RV. Digging on the vacation property is prohibited.

Upgrading Camping Unit: Roots RV and its representatives are solely responsible for Vacation Property allocation. Roots RV must approve potential new Camping Units. Camping Units entering the Resort must be 15 years or newer. Replacing or upgrading your Camping Unit may change your License status and Vacation Property location. Roots RV must approve replacement or upgraded Camping Units in writing before entry into the Resort. 

Improvements: In order to secure a Vacation Property for the following year, you may be required to complete site upgrades or improvements which may include but are not limited to, the removal of certain structure(s), a Camping Unit wash, or otherwise. You will be informed of these requirements via email and/ or phone call. 

Gates: Some Resorts have gated access while others do not; please be aware and plan accordingly. It is the Licensee’s sole responsibility to ensure they have been granted proper access by obtaining their gate cards or codes before arrival or occupancy.

Access to the resort gate will be denied if there is any outstanding balance on your account or if your License of Occupation has not been fully executed or has been revoked. Gate cards are issued for your exclusive use only. In the event of a lost or damaged gate card, a replacement fee will apply.
