Extended Seasonal Specifics

Use & Occupancy: Extended seasonal sites are designated for seasonal vacation use only and are not residential dwellings. Under Ontario law, vacation units on Recreational Property are not primary year-round residences and cannot be used as a primary address. These units are intended for recreational stays and are not considered permanent housing. Licensees are required to vacate the property for a minimum of two consecutive weeks or one full month each year, depending on the specific property’s municipal and resort requirements. Some of our Resorts allow for the Licensee to choose the time that they vacate, while others have a hard close where no access will be granted to the property.

Permitted Unit Types: Only park models built to the CSA Z241 standard and specifically designed for all-season use are permitted on extended seasonal sites. Park models are larger recreational vehicles (RVs) intended for seasonal or recreational use within campgrounds and RV parks. In contrast, modular homes built to the CSA Z240 MH standard are not permitted within our resorts. Modular homes are constructed to residential building codes for permanent, year-round occupancy and are typically placed on foundations, which conflicts with the recreational and seasonal nature of the property.

Ownership & Legal Status: Extended seasonal sites are designed for vacation units (e.g., Park Models) owned by the site holder, which are placed on land under a 'License of Occupation' agreement. This agreement grants use of the space for the specified term only and does not constitute any lease agreement, land ownership, or tenancy under the Residential Tenancies Act, 2006. Resort policies and municipal regulations take precedence over any other interpretation of site use. 

Restrictions & Responsibilities: Seasonal vacation units must be kept in good repair, comply with resort appearance standards, and be used in a way that aligns with their recreational purpose. They may not be rented, sublet, or used for business operations without prior written consent from Roots RV management. Any violation of the seasonal occupancy rules, including attempts to use the unit as a permanent residence, may result in termination of the site agreement without refund.
